This mixed-use development was delivered along a major arterial strip, introducing a combination of residential townhouses above a ground-level commercial tenancy.

The project was designed to maximise the exposure and value of the front portion of the site, incorporating a street-facing retail shop while positioning the residential component behind and above. Being located on a busy corridor such as Pascoe Vale Road—one of Melbourne’s key north–south links—required careful planning around access, visibility and separation between commercial and residential uses.

The residential component comprises four townhouses arranged over multiple levels, supported by a communal basement garage incorporating a car stacker system to efficiently manage vehicle storage within a constrained footprint. The build required a more detailed structural and services coordination compared to standard townhouse projects, particularly around the integration of the commercial tenancy, fire separation and shared access points. The end result is a tightly planned, high-performing development that demonstrates how smaller inner-urban sites can successfully accommodate mixed-use outcomes without compromising functionality or build quality.
